Support for the development of projects aimed at the restoration, preservation, and maintenance of existing buildings, designed to be sustainable, integrated, and incremental, in accordance with a Life Cycle Thinking approach

Through its (R&D;)2-Design line, Erreditre offers designers, public administrations, and real estate asset managers a comprehensive support service for the design of innovative redevelopment projects—integrated from both an energy and structural perspective—as well as for the planning and management of integrated maintenance projects.

Some of the main activities offered by this line are:

Technical and Economic Feasibility Study of the Redevelopment Projects

  • Level I (simplified) and Level II Static and Seismic Vulnerability Assessments
  • Assessment of the Degree of Deterioration of Reinforced Concrete Structures
  • Multilevel and Multidisciplinary Assessment of Structural Deficiencies
  • Design and Implementation of the Essential Diagnostic Plan
  • Proposal for Sustainable Structural Solutions Using an LCT Approach
  • Proposal for Incremental Redevelopment with Minimal Intervention
  • Assessment of the economic feasibility of the project and selection of potential financing instruments for the works

Design of Integrated Redevelopment Projects and Support for Structural Design

  • Support for the optimization of structural projects with a focus on sustainability: design of integrated redevelopment projects; tools for reducing costs and life-cycle impacts, construction timelines, and disruption to residents; and leveraging synergies and interactions among different types of projects
  • Protocols and software for the preliminary design of innovative projects
  • Implementation of innovative solutions inspired by the principles of Life Cycle Thinking (LCT)
  • Support in defining structural schemes, techniques, and construction details aimed at achieving the objectives of circularity, adaptability, flexibility, and incremental implementation

Support for the redevelopment and incremental, integrated maintenance of real estate portfolios

  • Support for Structural Due Diligence
  • First-Level Integrated Energy and Structural Screening of Real Estate Portfolios
  • Planning integrated redevelopment strategies at the building stock level, taking into account the synergies between seismic retrofitting, energy efficiency, and maintenance measures
  • Development of incremental restoration and maintenance plans—that is, plans spread out over time—to optimize the budget by leveraging synergies among the various interventions

Advanced Structural Modeling

  • Finite Element Models of Complex Structures
  • Technical and scientific consulting on specific aspects of modeling

The team will, when necessary, call upon qualified external consultants such as energy engineers, plant engineers, ergonomists, urban planners, and experts in urban design, urban regeneration, financial planning, and Life Cycle Thinking (LCT), Life Cycle Assessment (LCA) and Life Cycle Cost (LCC) as applied to the construction sector. All of these professionals, carefully selected from among experts in the field of holistic redevelopment (architectural, structural, and energy-related), will be coordinated by the managers of Erreditre’s (R&D;)2 division.
